Whiskey maturation presents complex land use planning issues, which require careful consideration and site selection. While distilleries are appropriate town centre uses, maturation facilities which at even a modest scale can be classified as Seveso sites and are often more suitable to rural areas.
HW Planning assisted Great Northern Distillery with site selection, coordinated the Environmental Impact Assessment Report (EIAR) and planning application for a proposed maturation warehouse facility of 13 no. warehouses with a floor area of over 50,000 m2 on a 45 hectare/111 acre site in Kilcurry, Co. Louth.
The application and EIAR required the coordination of a large multi disciplinary team and the development of solutions to planning policy, environmental and visual impact issues. HW Planning were successful in demonstrating to the Executive of Louth County Council that the proposed development was correctly located and would have no adverse impacts. Unfortunately, the required material contravention motion was not passed by local Councillors and the application was refused on policy grounds.
A robust 1st party appeal has been prepared on behalf of the applicants and a decision on the appeal is due soon.
